Finding the tenant
Our agency will endeavour to find you a tenant suitable for your property.
Marketing your property
Our agency will market your property in order to find the best tenant and achieve the best level of rental income. We will pass onto you all offers received with some advice regarding the suitability of the tenant.
Once the tenant is found
Our agency will ask the prospective tenant for a reference from his/her current landlord or employer. A guarantor may be requested or an advance on rental payments, if this is not possible as the tenant is a British or foreign student.
Commencing the tenancy
Once a suitable tenant has been found it is our responsibility to ensure that all the relevant paperwork is completed and all initial monies are collected, before the keys are handed over.
Inventory
If agreed will arrange an inventory of furniture provided and a record of the condition of the property. This will help assess any damage or loss at the end of the tenancy.
LANDLORDS CHECKLIST
There are many things to think about before letting your property, here are a few points you may need to consider.
Gas Safety Check
Organise Gas Safety Inspection and issue the tenant with a valid record of this prior to check in.
Electrical Safety Check
Organise an Electrical Safety Check on all wiring and appliances in the property and keep a record of this.
Cleaning
Professional cleaners should be employed to clean all the property prior to tenants moving in.
Gardener
The garden and backyard should be cleaned prior to tenants moving in.
Smoke Alarms
Ensure that smoke alarms are fitted and are in working order. |
